Hi

Most lenders will not offer mobile home loans on pre 1976 mobile home. In order to be eligible for a mobile home loan, the home must comply with the safety standards of the Federal National Manufactured Housing Construction and Safety Standards Act of 1974. The houses built prior to 1976 do not follow such standards which is why lenders are reluctant to offer loans on such old homes.
