i have free and clear title for my 1970 mobile home, and i need to borrow 3,000.00 dollars, can I?

Hi laneyjoshua,

It will be quite difficult to get a loan against your mobile home. You own the property title free and clear. But the home is quite old. The mobile homes built before 1976 do not meet the property requirements as per the Federal National Manufactured Housing Construction and Safety Standards Act of 1974. Such old homes depreciate fast, which is why lenders do not generally want to offer loans against such old mobile homes.

Hi Michele,

It is possible to get a loan using your mobile home as collateral. The mobile has to be free and clear of any liens and there should not be enough equity in it. The home also needs to meet the property eligibility criteria.

Hi Phyllis,

Qualifying for a loan with a poor credit is almost impossible in this economy. It all depends on how poor your credit is. If it is way below 600 points, you will not qualify for any type of loan.

the topic here is "title loans." i have no personal involvement with or knowledge of these loans, but i do know that there are shops that will hold a title as collateral for loans, such as are being discussed here.

funny, though...i just did an internet search for "title loans" and the first thing that popped up was "why title loans are a bad idea" - an article that appeared on the CNN website a while back.

well, i think we all know that title loans and payday loans and pawn shop loans are bad ideas, but when a person owns something of value free and clear, and is in need of funds, they can come in handy.

laney, michele and phyllis - i think your best bet is to ask around in your local community or do internet searches to determine if you might be able to use your titles for collateral for a loan. i have a feeling you'll not find too many people interested in holding the title to a mobile home, though.

i desperatly need a small loan of 2600.00. i own my mobile home and have title could i get an immediate loan using title /mobile home as collaterall???????????????

jess, it sure makes sense for you to try to do it. you need to locate a lender in your area, though, and query with them to see if they'll take your title as collateral. of course, you'll have to document your income, your assets and have your credit in order to qualify for such a loan.

Looking for a short time loan of 4,000.00 for improvements to my mobile home retired my husband gets his ssi and military pension and also my ssi and i bought 2 mobile homes for my children and payed cash for them and they pay us 1,000.00 a month no bills just space rent and utlitites. waiting for the irs to process my new home owners cash rebate they have until the end of july to respond to me. thankyou for any help and my mobile home is mine free and clear.

To Nancy,

If you intend to get a loan of $4k using the mobile home as collateral, it is possible. However, things might be a little difficult for you since not may lenders offer loans against mobile homes these days. But you have the option to go for a personal loan to get the required money. What are your credit scores?

You may go for a no obligation free mortgage quote with the community lenders to check out if you qualify for a mobile home equity loan. In case you want to go for a personal loan, contact your local lenders.

can i get a loan using the title on my mobile home it was built in 1985, i want to use the money to save my home which is in foreclouser i only need about 5,000 dollers and i can make weekly payments to pay back the loan please i need some help i dont want to lose my home????

Jenny, are you trying to save the mobile home, or is that a separate property? You'll find yourself in a tough spot, I fear, due to the fact that you're already facing foreclosure, and your credit record has been damaged by that.

I don't think you would be able to get a conventional mortgage for such a small amount. You can contact the private lenders who offer loans for such small amounts.
