Thanks for all of your help!!! I am in Nebraska. We do have 3.5% to put down, in fact we have over 4% but we are hoping to have as little cash as possible to get a house.

Hi tnczeller,

I think you are looking for a FHA loan. FHA loans are available at 3.5% down payment. As far as I know, borrowers in Nebraska can get down payment assistance as well. So if you want to pay little cash towards your home, you can check out the down payment assistance programs.

I was put off by the title of this thread, lol.

It sounds like you should be investigating FHA or USDA loans for your situation.
