me and a friend bought a house together, and now decided to take his name off the loan, he agreed to sign a quitclaim deed to remove his name from the title, I have the form prepared and know I have to get it notarized, but after that what needs to happen? I'm not sure of the process as far as recoding it or getting the actual title changed. I'd appreciate any advice, thank you.

Hi stoshmolcany,

Signing a quitclaim deed will not help your friend to remove his name from the mortgage. Once the deed is signed and recorded at the county recorder's office, his name would be removed from the property deed. You will have to refinance the loan in your name in order to free him from the liability of paying the mortgage dues.
