Transfer deed from parents (both deceased) to children in NJ

I am the named executor and have filed and processed probate with both parents. I need to now transfer a small piece of real property they left from their names to my own and my three siblings (each 25% share). What deed should I use? I was told to use Quit Claim and make myself grantor, but can a grantor name self as grantee?

Hi greg,

As you've mentioned that you've probated the will left by your parents, you'll first have to record the probated will at the county recorder's office. The property would be first divided amongst you all according to the will. Then if you want you can transfer the property in the name of your siblings.

If you've received the property from your parents and want to divide it amongst yourselves, then you can use a quitclaim deed. A grantor can name himself/herself as one of the grantees to the property.
