Lenders to order last minute credit check from June 1st

Shared by Sara on Tue May 18, 2010 4:19 am

As a part of Fannie Mae's initiative to cut down on shoddy underwriting and fraud by the borrowers, the lenders will be ordering a second credit screening immediately before closing.

The last-minute credit report screening will help the lender to find out whether the borrower has obtained or shopped for new debt between the date of the person's loan application and the closing.

In case, you've applied for any credit for furnishings for the new house, landscaping, a new credit card, etc., then your closing could be put on hold and the lender will go for additional research in that regard.

The last minute credit check is a good initiative taken up by the Fannie Mae. The last minute credit check will help the lenders to determine all the debts that the borrower has incurred or closed up in between the loan application and closing. This will help the lender to do a final loan analysis.

Hi,

From now on no person can sit back assured that he is going to get the loan, he should think twice. This is for those who have applied or taken a new loan after applying for a mortgage. The lenders are going to have a second last minute check on the credit of the borrowers. This is going to affect the debt-to-income ratio that is used in mortgage approval.

Thanks,

Sandra

Despite earlier reports, the mortgage lenders will not have to pull a second full credit report before they close the loan. Fannie Mae has announced that the borrowers will have to disclose the debts they have incurred since they submitted their mortgage application or debts they never disclosed on the application. However, the formal pre-closing credit report will not be mandatory to confirm creditworthiness of the borrowers.
