Mortgage reporting rules: What are the affects on credit score?

Until Oct 31st, 2009, the mortgage lenders reported mortgage modifications in various ways – paid as agreed, partial payments etc. Reporting of mortgage modification as partial payments had negative affects on the credit score of the borrowers. However, a new reporting plan has been implemented since Nov 1st, 2009. As per the guidelines of Consumer Data Industry Association, lenders will have to report the government sponsored loan modifications as "loan modified under a federal government plan". However, FICO has announced that it would ignore this new notation for the time being. Thus, it would neither hurt nor improve the credit score of the borrowers.

Apart from what you've mentioned, there are some other changes that would be implemented. If a borrower is current with the mortgage payments before and during a trial modification period, then the lender should report it as current. If the lender approves the modification after the trial period, he should report it as modified under a federal plan. The lender cannot report it as "partial payments".

If a borrower is 30 days past due and then applies for a trial modification, then the lender should report the delinquency. Payments during the trial period will not bring the loan current. However, once the loan modification is approved, then it should be reported as modified under a federal plan.
