I will be getting married soon and mt fiance owns a home that was co-signed by her father roughly 4 years ago. Her father wants to sign everything over to my fiance and I. She has spotless credit and is planning to refinace after the wedding. I would like to remain off the mortgage as I am still in school and will not be dont with grad school for about 2 years. Can my name be added to the deed only and have my fiance keep the morgage with her name? We currently live in New York. We don't need the added income that I would bring to the table to refinance.

Yes. He will quit claim the house to you and your fiance. You'll refinance and add keep him on title. Simple process
