It is valid if work was done by a contractor that improved the value of the property. So if work was done (I don't believe it has to be completed but I am not an attorney) a contractor can and will put a mechanics lien against a property.

Hi,

I think the validity of the mechanic's lien depends on the status of accounts between the debtor and the contractor.

In NY you have a 'defense of payment'. In this the contractor needs to make payment for the project only once and if he can show full payment, he can file a defense to any mechanic's lien.

You can always dispute any charges brought on by a creditor.

That doesn't change the validity of the mechanics lien though. If it is there it is valid until you prove it wrong.
