signed quit claims over to ex after divorce. wording has him as married on the claim. Now he wants me to sign another one so he can get a loan. I was told it was filed wrong with the wording listing him as married. Why would another have to be signed again?
Is it a community property state?
If he is trying to finance as single this would raise a red flag if it says he is married?

I suppose the quitclaim deed has the wrong wording stating that your ex-spouse is married whereas he has transferred property after divorce. That's the reason the ex wants you sign another deed. Though it shouldn't matter much, yet the ex may be feeling that it may lead to legal problems later on and that's the reason he wants you to sign another deed. Dower interest question. That’s one reason why marital status of grantee is usually not shown except if a survivorship deed.
Not sure what a new deed will do; hey, you don’t own the property but that’s not an issue with a quit claim deed. Just think it would create a blurp in future title search. I do see why the incorrect status is creating a glitch now assuming he has not remarried – just one of those cumbersome loose ends. Has “ex” spoken to title company about signing the mortgage as “divorced and unremarried”, rerecording the quit claim deed for purpose of correction, or signing an affidavit.
