I have a rental house that has a 1st and 2nd mortgage....I am under water on these loads, and do not want to refinance, I just want to get rid of the house. There is a balloon on it in Sept and I can't sell it. How does a quit claim deed and deed in lieu of foreclosure work with a 2nd mortgage?
I live in Ohio

you are responsible for the repayment of both the loan.
second lender has all the rights to recover his money. |

Though you go for a deed in lieu, you'll be responsible for the second mortgage dues. The second lender will not forgive the loan. Rather the second lender can charge it off to a collection agency who will in turn collect the dues from you.
It will be better if you could negotiate with your second lender and check out if he reduces the mortgage dues to some extent.
