CAN TWO DIFFERENT NAMES GO ON A HOUSE DEED WHEN ONLY ONE PERSONS SIGN THE BANK MORTAGE LOAN?

my boyfriend has a house, and he wants to put me on the deed, becasue we are going to get married, and we are putting a domer on the house. My question is do we have to be married for me to go on the deed of the house. because i would like to take out a loan to help with the domer

Welcome to forums!

It is not mandatory for you to be married to your boyfriend to add your name to the property deed. You can add your name to the property deed prior to marriage and take out a mortgage on that property.

title in 3 names, loan in one, mortgage deed says all 3 yet they say 2 arent
responsible for loan. What will happen in default

Welcome to forums!

The person whose name is on the mortgage docs will be responsible for paying the mortgage. In case of default, the lender will come after the person whose name is on the mortgage.

my name ONLY is on the mortgage loan and my brother in law and i are on the title of the house. He is currently living there and not paying the mortgage for almost 2 years just paying insurance. now my loan is in default and my credit is severly damage. what right do i have as far as taking ownership of the property and moving in myself and refinance the loan and start paying it?

Hi jorge,

The mortgage loan is solely in your name. In such a situation, you're solely responsible for paying off the dues. You don't have to refinance the mortgage for that. However, if you want to transfer the property solely in your name, then you can ask your brother-in-law to sign a quitclaim deed in your favor.

my sister and I bought a home each paying half. we want to refinance to get some cash out with my name on the loan and both names on the deeds. Will we both be responsible for the loan or will the loan be my responsibility only? She is now disable recieving a forth ofher old salary.

wife wants her name on deed on a reverse mortgage loan of which husband was only one elgible for loan when purchased. the deed is only in husbands name now and wife wants on. if possible where do we go to make change?

Hi reggie,

If the wife's age is 62 years or more, then the husband can sign a quitclaim deed and add her name to the property deed. The lender won't object to it.
