Many of us lend in Pennsylvania.

You could note your scenario here and seek advice, or, contact one of us.

Hi bob!

Welcome to forums!

Getting a refinance will depend upon various factors. You need to have equity in your property in order to qualify for a refinance. Apart from this, the lender will want you to have a good credit score and stable income. He will also check out your debt to income ratio before approving you for a loan. As John has said, this community has a large number of lenders. You can seek a no obligation free mortgage consultation from the lenders of this community. This will help you know the type of rates and terms you would receive.

Feel free to ask if you've further queries.

This is a single wide mobile home, not on a permanent foundation.

The land is owned and the land has a mortgage on it. Looking to refinance. Could be just a land loan refinance, however, some local lenders had a problem with the mobile home being on the land.

I could not help. Thought I would post the scenarion and maybe someone can help.

Thanks John:
I applied for an online application in December of 09 after finding out most local banks won't touch a loan for a used mobile home. This was trough Citizens. I believe the loan officer didn't do a thero job? I produced a clear title for the home, fell within the guidelines. The home is titled 1990 or 91. The loan officer said the Title Search Co stated the home is 30 years old. So I ended up here. I spoke with John, John was up front. I called the Mortgage Fit number on the home page. Well? That didn't seem to work either. I will give you a call Theo. Thanks everyone. Bob
