Your mother can use a quitclaim deed in order to add her three grown up children to the property deed. However, as there is a mortgage on her property, she should check out whether or not it has a clause stating that the loan will become due if there is a change of ownership. If such a clause is mentioned on the mortgage docs, then she will have to pay off the mortgage in full if she transfers the property. Feel free to ask if you've further queries. Sussane
