I've heard good and bad things about them, I guess they have small staff and take up to 3 weeks to close a deal, but opinions vary.

I've dealt with them. They are not the best. You should call and ask for the loan modification department.

I have been trying to work with T,B&W for 6 months now with no results.
Our income was affecting by the depressing auto industry.
We got behind....set up a repayment plan....gave them what was asked in the way of money for first payment and were called back less than 2 weeks later by T,B&W wanting more money or the repayment plan would be void and we wouldn't qualify for another one. We didn't have the money they wanted so we were back to being behind and them not accepting anything other than the whole amount past due.
The next contact we had with them was a turning point...or so we thought.
A "default loan specialist" told us to fax her our "hardship paperwork" and said that she would see that is was taken care of as she had a "friend" in that dept. She told us that her "friend" said that we definately qualified for a Partial Claim since we have an FHA loan. She encouraged us to call her back every other day or so to check on the results. After 4 weeks of not getting any info back I called a different number to find out that our "hardship paperwork" hadn't even been processed correctly and that I would then have to start the waiting period all over again. Anywhere from 6 to 12 weeks. We had wasted 8 weeks already waiting for info.
We waited 3 weeks and found out our case had finally been assigned to someone and although I left several voice mails for the Negotiator assigned to our case.....we never received a return call. It's not been 7 weeks since I left the last voice mail. Still no return call.
At the end of March and after over 50 phone calls to T,B&W since the end of January the "default loan specialist" changed her tune while talking to us when I confronted her about all the inconsistencies in the info she was providing us with. She became very hostile and started telling us that she offered us different avenues when she didn't. She then advised us that we were currently in Foreclosure...when she had stated to me in January that the foreclosure process would be stalled if our case was assigned to a Negotiator. Of course she claimed to have never gave us that information.
She DID however offer us a repayment plan to get us our of Foreclosure...which she also stated that she offered us in January...which she did not.
We agreed to the repayment plan as well as the amount they needed to get it started. She assured us that the Attorney's office would be contacted that day to halt the foreclosure process.
I sent all the signed paperwork as well as a cashiers check to them by USPS next day air with signature required. 1 week later we were served with Forclosure papers that were filed in our local courthouse that day.
Upon calling T,B&W...they had No record of where the paperwork or cashiers check was...but they did acknowledge that it had been received via the tracking number that I gave them. The paperwork and check has been in their office for 1 week at this point.
Almost 4 weeks have went by and the money has not applied to my account and we are still in foreclosure with a "pending" repayment plan.
They acknowledged receipt of paperwork and cashiers check almost 4 weeks ago...yet nothing has been done and they don't know where it is.

I am helping a homeowner that has them and they WOULD NOT budge. THe pompous a$$ that I was dealing with would not stop the foreclosure sale and re-review the package. I had to stay up all night to make sure we filed an emergency bankruptcy the morning of the sale to get them to listen. We ended up doing this 15 minutes before the sale and that made them re-evaluate for a modification. Nightmare and RUDE employees.

just called them as we are two months behind and planning to move out. thought I would check to see if they would offer any options. they want paperwork which will take them 12-16 weeks to review. Since I am two months behind, that would lead us directly into foreclosure. This company sucks! they have no intention on helping people. We have or had good credit and the housing meltdown has caused us to re-evaluate our housing situation and our future. We will overcome this foreclosure. We will be better off as our house is worth 40% less than what we paid. We will also make sure that the next loan we get, is from a reputable lender... whenever that is. DO NOT USE TAYLOR BEAN!!!!

Please do not use TBW. They are horrible to work with. In getting a home loan through them we have been waiting for months. Our contract expired on the home. They tell us its approved, the appraisal was satisfactory, and conditions have been met, but yet will not let my broker set a closing date because of "Back Log". What is this crap? And forget about calling them. Customer service is non-existant. You finally talk to a live person and of course they can't help you, they have to transfer you to a voice mail. Please, use someone else.

I agree with all of these messages. I wish I had dealt with another loan company.
I am trying to get a loan modification, cant talk to a live person. Send you forms in response to an e mail that is totally unrelated to your need.
Very unfriendly customer service

We, too, have struggled with T,B &W. When our business faltered in the economy. I was as pro-active as possible, consuming hours and days. Automated systems, hours on hold, getting to people who could not answer questions. Months ran on as I waited to hear an evaluation of our work-out plan. Finally we were contacted by someone gathering documents asking for more information. That was the first human contact. Oh, by the way, the foreclosure process was ongoing and frightening. Finally we received a letter indicating we'd been rejected for any modification and that we should contact Wells Fargo, as TB&W was the servicer. They provided no phone numbers, no reasoning...anyway, it was a nightmare!

I found some kind people who provided names and extensions and email adresses and I began bombarding with complaints and seeking some assistance. The company is fumbling. I was told by a "negotiator" that I was rude and she was finished "trying to help me"--and yet she had barely reviewed our documents and utterly failed to provide any clear information and never even phoned to clarify some information.

Finally, through a Loss Mitigation supervisor, a "work-out" was mailed to me. They forgave nothing, rolled everything into the principal and offered to re-start the clock....our mortgage increased by $500/month.

While deciding what to do, because we are upside down on the property, the foreclosure process has continued. In ten days they will foreclose, and yet no one at TB&W is helping us through to talk to Wells directly or sort this out. no one responds to calls or emails. They are a nightmare.

We have completed our trial period for the loan modification and I was worried about the closure so I called Daniela O'Connor who has been working with us and she was instructed to conduct business as usual. I just got a letter in the mail today saying our loan is being transferred to Ocwen Financial. The message when you call their number does not indicate that they are not going work with the modification process so I feel somewhat good about that. I will be in touch with them tomorrow and inform more of what I know.
