Hi Mr. Heard,

I purchased a home in Dec. 2004. I married in 11/2007. My husbands name has never been on the loan and or the deed.
If he signs a quit claim deed, will that be enough to sell my home and close. He has moved out and wants a divorce and I have lost my job. I am in Dallas Texas

wendy i'm going to jump in here, even though you didnt' address this to me.

if your husband has nothing to do with either the property or the mortgage, what gives you the idea that he would need to sign a quit claim deed?

if you are the sole owner of the home and want to sell it, then do so. it's really as simple as that...or is there something you left out?

A quitclaim deed is not required to sell your home, but you may want to get one just in case there is an issue with his community property interest.

gmakerly in Texas my husband could recieve half of any equity for the months we were together. My husband has said he wants nothing to do with the house and/or me....but the divorce is not final and we have to get him to sign something and then get the judges ok, since I am trying to sell before the divorce is final
