If my dad takes out a mortage over the house and he passes away, what can happen?

Now, my question is he is sick and I'm afraid that he might pass away due to this sickness. If unfortunately this happend I would have to take over the mortgage payments. The problem is that I'm not on the title of this property. He intended to put me in it but the bank won't give him the loan because it's an elderly loan program. I would like to know what to do at this point. I thank you for all the info you can provide me with.
