I have paid 1/2 of house off from owner, no bank. I would like to sign over the house to my children, continue to make house payments until I shuffel off, is this possible?

owner financing, i assume?

i would think it's a viable thing to do...you'll be wise and nice to let your financier know what your plan is. it wouldn't be appropriate not to do so.
