A mortgage on your credit report does not mess up your credit if the mortgage is always paid on time.

It does require that the mortgage payment be included in your debt ratio calculations if you go to buy another property. That might mess up yopur debt ratio, but, does not mess up your credit history.

If you get a mortgage in your name as an owner occupied property and you move out before 12 months, it is then an investment property. If you got the mortgage under owner occupied rates and the lender finds out you do not live there, they could change the mortgage rate to the investor mortgage rate or they could call the loan due in full.
