She wants no part of the place but I can not afford to refi. I know that a quit claim won't released her from the loan. I am willin to move back because is a sweet deal. After quit claim is she entiteld to any equity when I sale the property in the future?. The property is outside down now.

Not unless you have a written contract with her that entitles her to a portion of the equity. Will she still be on the Note? Or are you going through with the Loan Modification?
