Divorced for two years and now approved for a modification, however ex wife moved out and the place is now vacant. She wants no part of the place but I can not afford to refi. I know that a quit claim won't released her from the loan. I am willin to move back because is a sweet deal. After quit claim is she entiteld to any equity when I sale the property in the future?. The property is outside down now.

Not unless you have a written contract with her that entitles her to a portion of the equity.

Will she still be on the Note? Or are you going through with the Loan Modification? If she's still on the Note, it's not in her best interest to Quit Claim it to you.
