My mother and I bought a house. I am the primary owner of the house. She is the co-signer. Its been 10 years since we have been paying of the house but simply just the adjustable rate. The lender stated that the rate would not increase to more than 12%. Anyway, For 9 years I had been paying for the house and I'm getting married. I am trying to convince my mother to sell other property she has to help us pay of the house, so that I won't have this debt upon marrying. She refuses. It has been a year since she started to pay for the house. My future husband, has offered to pay the house off so that it won't be both a financial and emotional burden. I am afraid that my mother might want to claim more then what she has put into the house. Can I have her take off the deed? Does she have to sign or can she not be aware of that change? I'm also afraid that she might think I'm trying to cheat here and kick her out of the house. Help!

>>Can I have her take off the deed?

No - not without a Court Action.

If you are both equal owners, maybe your mother would agree to change the ownership to 75% yours and 25% hers or whatever percentages you all agree to.
She no longer has to make any mortgage payments and the new deed protects your ownership portion. If she agrees, she can never claim more than her percentage.
