so if i read this correctly now, you are the owner of the home, right jackie?
if you want your mom to take over your mortgage, and have be the owner, you'll have to go about that in a different fashion.

she can become an owner, but she'd have to go obtain a brand new mortgage - this would need to be done simultaneously. you won't be able to simply let her become the owner and think that takes care of the mortgage. i'm certain you have a due-on-sale clause in your mortgage that would require it to be paid in full upon transfer of title, so that's a stumbling block.

i hope i've shed enough light on this to help you.

you don't need a realtor to work on this for you - it's strictly a family deal after all. you'll need a lawyer, however.
