I have bad credit. My wife has good credit, and we are looking to buy a house. Her dad has agreed to cosign. HE has a 800 creit score. We have about 30-to forty percent to put down.

well, ryan, you didn't ask a question there, but i would have to think you'd like to know what your chances are. based on his co-signing, and your down payment amount, i like your chances, assuming that you won't be one of the borrowers (depends on how bad "bad credit" is).

As George stated, looks like a deal pending you're not on the loan or your "bad credit" is still above the 580 mark. If time is not of the essence, you may want to consider using some of the down payment monies to repair your credit until you do find a home. It will only benefit you in the future.
