The owners are ready to sell immediately and I don't think that I can qualify on a new loan.

A quit claim deed signed by your landlord will help you in getting the ownership of the property. However, once the property is transferred, the lender would want you to refinance the loan immediately. If you can't do so, the lender may call the loan due immediately.
