If I cant get a mortgage by myself, can I have my parents guarentee the loan, rather than co-signing on it ?

Slowe, there's no difference between guaranteeing and cosigning.

Yes, both the things are same. If the co-signer/guarantor has a good credit score and income, then he/she will be of great help to you in order to qualify for a mortgage.
