I sold a house to a friend on a land contract. The contract was notarized but not filed. The buyer has moved out of state and is over 1 year behind in payments. I have no way to reach him. I just received code violations from the city. How do I take the house back when I can't contact the buyer?

It will be difficult for you to get your property back. Nevertheless, you should contact your attorney and take his opinion in this matter.
