Do they do what they said or not? Is this just a scam? I want to know before I make a call to see if they can help me.

I haven't dealt with Embrace Home Loans ever. So, it would be difficult to let you know whether or not they are a scam. I will suggest you to check out the terms and conditions before you sign any documents for them. You can even ask them to explain everything to you in details. Previously known as Advanced Financial Services, they claim to be Fannie and Freddie direct lenders as well as approved lenders for FHA and VA. All that data can be verified, so if you wish to pursue that, I'd suggest that you'll find them legitimate. It would seem you want to know if they're "good" at what they do. That's something I cannot address, as I have no knowledge of their lending background itself. _________________ George M.
