Refinance home due to separation

My spouse and I have been separate for 5 years, He needs to buy a home as i stay in our home since he chosse to leave. The ded is on both our names and the note is in his name only. What is best way to have bank switch the note to my name? Do I need to refiance to my name only?
Please advise

Hi Charlie!

Welcome to forums!

You will have to refinance the mortgage or assume the mortgage in your name in order to remove your ex-spouse from the documents. If you have the equity in your property, the required income and credit scores, then you will be able to get the refinance.
