I signed a land contract over two years ago. They sold me the house as is. It was not recorded nor notorized. My question is can i walk away from the house forfeiting the payments as rent as well as the down payment. I have had personel issues and would like to get out of the contract. Also can they sue me for breaking the contract.

Hi Joe,

The seller can sue you for breaking the contract. Nevertheless, you should check out your land contract carefully in order to find out what actions they can take against you.
