Hi all,

While participating in this community forums, I have often found people looking for online forms especially those related to quit claim deed.

The forms on quit claim deed are different in each state as they are in accordance with the state laws. I have tried to collect a number of quit claim deed forms which are available in the government websites of the respective states or counties.
If any of you find out quit claim forms used in some other states, feel free to add it below.

Thanks.

I would suggest using a title company or attorney to fill out the quit claim forms to make sure they are filled out correctly. But good info for someone that insists on doing it themselves.

I saw there are differences per state for a Quit Claim Deed and Warranty Deed. Does anyone have a sample of a Quit Claim Deed and Warranty Deed for Michigan?

Hi Gil,

Welcome to the forums.

In general a quitclaim and warranty deed differs from each other in the sense that the former is used to give up one's interest in property and transfer ownership to someone else, even when there are liens on the property. However, the latter is used for conveying property which is free from liens and debts on it.

Check out for a previous discussion on quitclaim vs warranty deed .

Sample quitclaim deed for Michigan:

http://www.county.lapeer.org/Deeds/Blank%20Quit%20Claim%20Deed%20form. pdf

Sample Warranty deed for Michigan:

http://www.county.lapeer.org/Deeds/Blank%20Warranty%20Deed%20form.pdf

Hope these forms will be helpful . But do contact an attorney and then get the final draft prepared, as these are just sample forms.

Take Care
