signed contract to lease apartment 03-12-2010 - do we have a 72 hour cancellation policy ....we need to back out of contract

The 72 hour clause is also known as the right of first refusal clause and it mainly benefits the seller. Within this 72 hour time period, the seller will be able to continue to market the property. If the seller receives a better offer, he will be able to accept the better offer and deny the previous offer. If your agreement that you signed with the buyer has such a clause, then you would be able to use it to back out of the contract.
