the co borrow has given a sworn affidavit abandoned the property what the next step to remove name off of the loan and deed they have not payed any of the loan in over 17 months i have paid 100 percent

Welcome gtp,

You can ask the co-borrower to sign a quit claim deed and transfer the property to you. Once you get the property transferred in your name, you can refinance the mortgage. After the refinance, you'll become fully responsible for the mortgage.
