We moved here from CT. Lost home in CT to foreclosure. We do not know where we stand. Have bad credit. We want to purchase the mobile with the land. We have been renting this same property for a little over a year now and are in good standing with the owner that wants to sell it to us. We do have 20% to put down and she is asking 75000.

dewlap, most lenders want a clean 24 month history, which it seems you cannot provide at this time.

there are mobile home lenders, i've noticed, all over the internet. obviously, there must be great caution in working with those you've never met; and you'll likely never meet anyone you enter into business with over the internet.

given all that, i believe that you can actually accomplish something in searching out a mobile home lender online. this may not be the time for you, given the not-so-distant foreclosure, but if you connect with the right person, you may well set yourself up for success in the not-too-distant future.

there may be others on this forum who can elaborate on what you may be able to accomplish.

George, many thanks for your reply. Also for the delete. I am new to all this and have never been in any forums so I don't know how they work yet. Gues we just start searching Smile. Wish we knew what type of person to sit down with to ask all our questions too, about past and present money situations, an financial adviser, lender, broker, lawyer.. it is really hard when you have no clue. Once again, thanks and it was helpful. Regina
