when doing a deed in lieu. does both people on the deed have to sign it or just the person on the mortgage?

Hi,

In deed in lieu of foreclosure, the borrower actually signs over the property to the lender. The lender then sells the property and satisfies the mortgage lien. Thus, I believe if there are two people on the deed to the property, both of them will have to sign the required documents to transfer the property deed to the lender.
