Hi judojd,

In order to apply for a deed in lieu of foreclosure, you will have to write a hardship letter to the lender. In your hardship letter, you should mention about the financial crisis which has resulted in the default of your monthly dues. If the lender is convinced about your financial situation, he would accept your request.

Thanks
