she is a trouble maker and her name is still in the title what should we do to remove her name completely and she cannot touch anything that me and my husband got now.they've been divorce for almost 8 yrs now.please help

You would want to contact a local title company and have them prepare a quit claim deed to remove the ex. Once this is done, she has released any ownership in the property. Keep in mind that is she is also on the home loan, she would need to be removed from there as well. To get off a loan, you must sell or refinance. You can add or delete people on title, but you cannot add or delete people on the loan, without the sale or refi. Good luck!

Merely working with a title company will not be sufficient. In order for his former wife to eliminate her ownership interest, she must be willing to transfer that interest to him, or to you and him together jointly.

If she is unwilling to do so, the next recourse you'd have is to engage the services of legal counsel so that you could request a partition.

What I don't get is why this situation wasn't handled in the divorce. Usually, when two parties split and one retains a home, the title changes are made concurrent with the divorce. One or both of the lawyers handling the divorce messed this one up, it looks like.
