Must be private investors out there any help or suggestions

Lenders, irrespective of private or conventional may not be ready to offer you a mortgage before 3-4 years of a mortgage foreclosure. As far as the hard money lenders are considered, you may go for them but they will charge you excessively high fees. Thanks

In California, you can find no doc private lenders who lend respective rates, close to a bank. Others are quite expensive.
