Foreclosed14months ago extenuating circumstances
Now in good status have downpayment and can afford payments and only looking for 7-8 years max.. Must be private investors out there any help or suggestions

Hi Rockermom,

It will be difficult for you to qualify for a mortgage just 14 months after a foreclosure. Lenders, irrespective of private or conventional may not be ready to offer you a mortgage before 3-4 years of a mortgage foreclosure. As far as the hard money lenders are considered, you may go for them but they will charge you excessively high fees.

It depends on what state you are in and the availability of private lenders. In California, you can find no doc private lenders who lend respective rates, close to a bank. Others are quite expensive. What state are you in?
