Welcome samsue,

If you want to get rid of the property, then you can apply for a deed in lieu of foreclosure. If the lender accepts your request, you can sell off the property and won't be liable for any balance dues. However, the lender will only accept your deed in lieu of foreclosure request if you're delinquent on your mortgage payment for the past 2-3 months.
