I put offer to buy a house offer was accepted,before completion friend drove by the house and he phone me saying are you aware that the house was a smaller house and addition was added ,,i had no inspection done ,but i ask the realtor before putting the offer about the septic more then once he said wellmaintained,
When i knew about the addition i ask for paper about the septic and addition permits,All what he pull is a permit for a small pad and addition to the septic field done in the 1970 so the Tank is 65 years old and their life expentancy is 20 years ,after all that i did not buy the house they did not return my deposit and they treatenning me from their lawyer with a law suit .
I`m thinking to take them to small claim court to get money back

You cannot take anyone's word for repairs that have been done or regarding the current condition. Especially a septic system. You needed to hire someone to inspect it. It is your responsibility to have all of that done. You can try to take them to court, but you are buying in "as-is" condition.

Did you use an attorney for this transaction?

Why? It doesn't cost much and it's one of the primary ways to protect yourself. That poor decision could end up costing you with this transaction - but the education was valueable.
