I am trying to buy a house. I have been pre-approved for an FHA mortgage. My loan officer mentioned two unpaid judgements on my credit. I have paid these judgements. I have disputed them with Experian as well as 5 collections that are from stolen checks. Experian has "validated" all of these items and left them on my credit.

One of the companies that had the judgement against me no longer exists. The other one, swears that a Satisfaction of Judgment was filed, but the court has no record of that. I have their lawyer sending me a copy of their scan of the filing.

How can I clear this up and get my loan? Will the copy of the lawyer's scan be good enough, or am I going to have to petition the court for a satisfaction of judgement? I want to get my house closed by November.

Hi Sommery,

If you have paid off the judgments, you should qualify for the loan. The copy of the filing of satisfaction of judgment that one of the companies are sending you, I think you should use it as a proof. You should send Experian another dispute letter along with this proof and request them to remove it from your credit report. Since the company acknowledges that you've paid them, you can also ask them to report it to the Experian asking them to remove the judgment from your report.

Now, as for the other company which no longer exists, have you received any satisfaction of judgment from that company? If you have, then there's no problem. If you do not have it, then you need to prove that the company does not exist anymore. In that case, what you can do is, you can visit your state's business licensing website and check the status of the company. You can also get in touch with your state administration's offices and try to get some paperwork about the business entity. Try and get in touch with them through certified mail so you have a proof that you contacted them. Any reference you get from them can be attached to the dispute letter to prove your point.
