Lien on my wife

My wife has a lien for 85,000 against her. We own several properties. Can we do a quick deed to take her name of the deeds/title. We are planning to make a settlement with the creditor. Until we get the funds is the best thing to do is to remove her name from the deed, and once the debit is paid or settled put her back on the deed? Also if something happened to me would the properties go to her with her name not being on the deed? Her name is only on 1 of the loans. And would a trust also protect the properties?

Welcome to forums!

A lien is placed against a property and not against a person. Thus, the lien has been placed against your wife's properties. In that case, her name should not be removed from the property deed. If it's removed, the creditor can consider this as fraudulent and can take punitive actions against her. As far as placing the property in the trust is concerned, I would suggest you to contact an attorney and take his opinion in this regard.
