benind. I am one to two months behind every month. My husband died and I have exhaused all the savings I had to keep the home. I told the mortgage company this. But recently they sent me a Notice of Intent to Foreclose. And I paid my May 2009 Mortgage. Now I am one month behind. However, since I will continue to run one to two months behind, and the Workout dept, I was told could take 30 to 120 days, should I just go for the DLF option, because all the other overhead of maintaining this house is leaving me high and dry. I just don't know what to do. Oh, and the mortgage company told me I did not qualify for loan mod because I have been late with my payments. Please help! Thanks.

can you ask your family friend to assume the loan. I think that is the best option as it will not affect your credit score immediately.
