How do I know if proposed modified loan is a good deal for me, in a long run

You'll have to check out the terms and conditions of the loan mentioned in your loan documents properly. This will let you know what changes have been made to your existing loan. Thus, you'll get an idea whether or not you would be able to afford the loan after it's modified.
