I am the co-borrower on the home loan. I was awarded the home in a divorce, but need to do a modification. Can I modify the loan without the signature of my Ex (the borrower)?

If your ex-spouse's name is not on the mortgage, then you would be able to qualify for a modification on your own. If your spouse is on the loan, then you would require his signatures in order to get a loan modification.
