since i have no income, how do i get out of my 1st and 2nd mortages without owe the difference?

I started a new business and is not doing well so i have no income to pay for both my mortages. my business require i work at least 60hrs aweek so i can't get a second job. and am lock into a commerical lease. Both of my mortages are with Chase. How can I get out of this situation with out oweing money to the both lenders??? I am willing to give up my home but i don't want to be liable for the deficient debt. other than bankrupcty chapter 7... what are my options??? what's the difference betweetn a dil foreclosure, short sell, and actually foreclosurer??? don't think i am approve for a modifercation loan or anything since i have no income??? i been borrowing money from family and friends to get by... but can't anymore. Yes, have been trying to sell my home for almost 3 yrs with 4 different agent... the market is so bad here. the property is in good condition and have been well taken care of. how do i get out of this situation... i feel trap... what happens to the second mortages if i do a dil or short sell... can they come after me??? and who would pay for the agent's commission???
