New Morgage or refinance?

I got a divorce years back but my mobile home is still in his name and mine. I need to get the home in my name only for several reasons. This is court ordered as well. Question: is this considered a new mortgage or refinance? Also how hard is it to get a loan of 22,000 for a 1997 home? I own 5 acres of land which the home sits on. We have also added two large rooms to the home.

Does it mean both of you are on the title and the loan as well? If you and your ex have both of your names listed on the title, you can just get a quitclaim deed signed by your ex. This will take your ex's name off the home title. In case his name is on the loan, you will have to refinance it in your own. If your divorce decree states the property should be in your name, your ex has no option but to sign over his property interest to you. In case he does not do so, he will be guilty of violating court order.
