I am an investor wanting to do a shortsale and resale for a profit. The lender states I am not on the title and I have no equilty interest in the property. Can I use a quit claim deed for that purpose?

yes but usually you have to be on the deed for at least 6 to 12 months

You can defnately use quit claim deed
