I bought a house on a short sale and seller refuses to leave. Are they trespassing and how can I get rid of their stuff?

Were the occupants the sellers or tenants of the owners... who owned the property, private party or bank?

Also how did you buy it, land contract or purchase contract?

if you are on the title, your name is on the deed, then obviously you are the owner of the house and it is trespassing.

Not if they have a lease that has not expired yet... a contract is a contract no matter who owns the property... if you bought the property and it has a valid lease... you bought the lease also.
