Well, it would be the lender's discretion whether or not he would offer you this option. The lender gives this option to the borrowers so that they return the property to the lender in a good condition and leave it at the earliest. I guess you've applied for a short sale or a deed in lieu of foreclosure. You need to speak to the lender whether or not he would give you this option.
