If property sold and the closing was set for a certain date, which didn't happen, then 5 weeks later there is a title opinion, what is the reason?

A title opinion is defined as an attorney's or mortgage company's professional judgment of the owner's rights to the property. This is followed by a Title Search by the attorney. I guess your mortgage company wants to judge your rights to the property.
